ARCO/Murray recently completed a 38,000 square-foot full building renovation of a six-story timber and masonry building in Chicago’s Fulton Market West neighborhood. Located at the Northwest corner of Carroll and Laflin, the building was originally constructed in 1889 to serve as the home for the Chicago Bicycle Company and was later reconstructed after a fire in the late 1800’s.
Base building improvements included a new elevator shaft, machine room-less elevator with roof access, rooftop penthouse, new windows throughout, full sandblasting of the entire building, topping slab on each floor, men’s and women’s bathroom on each floor, new MEP services, fire pump, parking lot and new roof. The renovation included the addition of a rooftop penthouse with a 1,000 square-foot rooftop deck that has sweeping views of the Chicago skyline. The property boasts a new 42 car parking lot with secured bike storage. The upgraded ADA compliant lobby included decorative reclaimed tin ceilings, custom light fixtures and new decorative storefront windows. In addition to the base building improvements, ARCO/Murray also completed build-outs for Neato, Breather, Limitless Coffee and landlord’s spec suite.
The 6,500 square-foot tenant improvement project for Neato included a custom kitchen, drywall canopy, polished concrete throughout, felt wall covering in the common areas and custom wood furniture.
Breather, who rents flexible offices and meeting space, consisted of a 3,500 square-foot build-out of two large meeting rooms. The meeting rooms consisted of a full audio/video package, custom blinds, engineered hardwood flooring throughout and custom furniture.
Limitless Coffee’s build-out consisted of a 3,000 square-foot coffee roasting facility and a 6,500 square-foot office. The roastery included a 500 square-foot walk-in cooler, epoxy floors, sealed brick, small kitchen and an overhead door for access to the alley. ARCO/Murray also installed a coffee roaster, coffee grinder, cold brew tanks and an RO water system with a 500-gallon tank.
This is ARCO/Murray’s first project with Limitless Coffee with a second location currently under construction.
