ARCO/Murray and TransPak Complete a New 288,652 SF Multi-Building Business Park in Manor, Texas
ARCO/Murray partnered with TransPak, a leader in packaging, crating, and logistics solutions, to deliver a new 288,652 SF, multi-building business park in Manor, Texas.
Building A of the 2-building park was custom-designed for TransPak with operational efficiency at the forefront. This facility represents TransPak’s first-ever ground-up development and now serves as the global headquarters for its international operations. The 152,727 SF rear-load manufacturing building features a 36-foot clear height, 42 dedicated trailer parking stalls, and 10 dock positions equipped with dock levelers, shelters, and truck restraints. The build-to-suit design incorporates a 6,720 SF office area with multiple conference rooms, a large break room, and private offices. Inside the warehouse, a 2,735 SF mezzanine provides panoramic views of the 5,666 SF production floor, while an 840 SF shipping and receiving office supports logistics functions.
For specialized operations, the manufacturing area includes a separate dedicated office area with oversized restrooms, breakroom, employee lockers, and training spaces. It also includes a 26,178 SF demised foam storage area equipped with a dedicated sprinkler system to support TransPak’s packing foam processes. The warehouse also houses a 31,521 SF wood shop with an integrated dust collection system, designed to optimize production. Additional performance features include full conditioning and heating throughout the warehouse and manufacturing areas, a 10-inch thickened floor slab for heavy rigging operations, and a 3,000A electrical service with future infrastructure to increase to 6,000A, delivering an efficient operational environment for TransPak.
Building B is a 135,925 SF rear-load speculative warehouse designed to accommodate a wide range of tenant needs. The facility offers a 32-foot clear height, 2,740 SF speculative office space, 10 dock positions equipped with mechanical dock levelers and seals, and 42 dedicated trailer parking stalls. Furthermore, the building provides a clean, modern environment with white-painted interior tilt walls, energy-efficient LED lighting delivering an average of 30 footcandles across the warehouse, and a contemporary exterior design incorporating 10% storefront glazing along both the front and side elevations.
This new business park fuels growth in Manor by attracting additional businesses and residents, stimulating consumer activity, and contributing to the local economy.
