ARCO/Murray Delivers Six-Building Self-Storage Development for Guardian Storage in Grand Junction, Colorado

ARCO/Murray, a leading national design-build general contractor specializing in self-storage development, has partnered with repeat client Guardian Storage to deliver a new six-building Class A self-storage development in Grand Junction, Colorado. Situated on a 4 AC site, the development offers 104,140 SF of storage, including a two-story, 45,760 SF climate-controlled self-storage building alongside five single-story storage buildings, providing a diverse mix of storage solutions to serve both residential and commercial users throughout the region. In total, the site offers 462 interior self-storage units and 186 drive-up units, offering 85,320 SF of fully climate-controlled storage solutions.
Constructed using a combination of light-gauge steel framing, structural steel, and masonry, ARCO/Murray delivered a durable building structure designed to withstand the arid seasons of the Colorado basin. The exterior façade incorporates architectural metal panels and stone masonry, accented by Guardian Storage’s signature blue and orange branding to create a distinctive, highly recognizable operator presence within the market.
Located near Interstate 70 within the Rimrock Avenue retail district, the facility offers convenient access for surrounding residential neighborhoods, nearby businesses, and regional travelers. As the largest city between Denver and Salt Lake City, Grand Junction is an ideal location for a facility with substantial drive-up capacity, accommodating larger vehicles and a wide range of storage needs.
The development incorporates several premium design features, including carpeted hallways and fully climate-controlled drive-up units within the site’s two largest buildings. The primary two-story building also includes a covered loading area and a 1,535 SF vaulted-ceiling leasing office with an integrated conference room, enhancing both operational functionality and customer experience. The development offers a fully secured perimeter keypad-accessed fence along with 24-hour camera surveillance for enhanced site security.
This facility represents the latest project completion in a series of successful collaborations between ARCO/Murray and Guardian Storage. PJ Rzasnicki served as the Project Manager, along with site Superintendent Andy Schwartz, who oversaw the day-to-day construction process.
