ARCO/Murray Delivers New Energy-Efficient Self-Storage Facility to Hamilton, New Jersey in Partnership with The Feldman Companies
ARCO/Murray, a leading national general contractor specializing in self-storage construction, has recently delivered another Class A facility in New Jersey.

ARCO/Murray, a leading national design-build contractor specializing in self-storage development, has partnered with The Feldman Companies to deliver a three-story, class A self-storage property in Hamilton Township, New Jersey. Operated by Extra Space Storage, the 122,782 SF development houses 936 climate-controlled units, achieves 76% net rentable square footage efficiency, and showcases a design projected to reduce energy costs by 25% compared with the prescribed baseline for a self-storage building.
The property’s energy-efficient design incorporates smart lighting controls and an EIFS façade to help minimize energy consumption associated with lighting and space conditioning, contributing to the facility’s overall performance and cost-conscious operation. Complementing these efficiencies, the property includes 48 enclosed, climate-controlled drive-up units and a conditioned loading bay equipped with high-speed coiling doors. These features provide customers with weather-protected access during loading and unloading, enhancing both convenience and functionality.
The facility’s distinctive, charming exterior façade combines EIFS, concrete masonry units, brick, natural stone, and a multi-material mansard roof to create a cohesive architectural design. The wraparound mansard transitions from a classic shingle profile to a modern metal roof and includes two tower features that accent the leasing office and display areas.
Located on Kuser Road in Hamilton Township, the facility is positioned within an established Central New Jersey market surrounded by residential neighborhoods and commercial businesses. This mix of nearby homes and businesses creates a natural customer base for the new facility.
Built in partnership with The Feldman Companies, the project marks the first project delivered through the companies’ relationship with ARCO/Murray. PJ Rzasnicki served as Project Manager, alongside Superintendent Rich Kraft, who led day-to-day construction and field operations.
