ARCO/Murray, a leading national design-build general contractor specializing in self-storage development, has partnered with repeat client 1784 Holdings to deliver a new 3-story Class A self-storage development in Monmouth Junction, New Jersey. Situated on a five-acre site, the development features a 123,246 SF climate-controlled self-storage building and 55 RV parking spaces.
Operated by Extra Space Storage, the 3-story facility provides 962 climate-controlled interior units and a 1,000 SF leasing office to support on-site operations and customer service.
The building utilizes light-gauge framing and structural steel, with an exterior façade featuring a combination of concrete masonry, brick veneer, and architectural metal panels. The mix of materials creates a modern, high-quality exterior that enhances the facility’s presence within the surrounding community while simultaneously providing the durability needed for long-term performance to withstand the New Jersey dynamic climate.
A key operational highlight is the fully climate-controlled interior loading bay, equipped with three overhead doors to provide customers with convenient, weather-protected access during move-ins and move-outs. Additional storage units are incorporated around the perimeter of the loading area to maximize rentable square footage without compromising customer access or loading efficiency.
Located in South Brunswick Township near the Route 1 corridor, the development is positioned within an established Central New Jersey suburban market with convenient access to surrounding residential communities, businesses, and major transportation routes.
This development represents the latest project completed through ARCO/Murray’s ongoing partnership with 1784 Holdings. Ethan Lane and John Krawietz served as Project Managers, alongside Superintendent David Theriot, who led day-to-day construction and field operations.
