Loft Office Buildout for Branigan Inc. in Milwaukee’s Third Ward
ARCO/Murray delivered a 10,000 SF loft office buildout for Branigan Inc., an independent creative marketing agency headquartered in Milwaukee, Wisconsin. Located in the city’s Historic Third Ward, the tenant improvement project reimagines a brick-and-timber loft as a modern workplace that supports Branigan’s creative culture and long-term growth.
Tenant branding was integrated through custom tile and signage walls at the reception area and breakroom. Black aluminum framed glass doors and sidelites extend natural light deeper into the workspace and maintain visual connection between teams, while clearly defining spaces for focused work and meetings. ARCO/Murray collaborated closely with Branigan’s architect and furniture partner to align interior architecture, finishes, and furnishings with the agency’s brand and day-to-day operations.
A mix of linear and can lighting anchors the overall lighting design, with architectural pendants defining key gathering areas, like the break room and executive boardroom. Built-in appliances, including the commercial refrigerator, undercounter freezer, and beverage fridge, help host internal meetings and client hospitality.
Built for Collaboration
The new layout supports clear sightlines, easy movement, and a variety of places to meet. Across the floor, an open office maintains visual connection between teams, with enclosed conference rooms distributed throughout. At the center of the plan, the break room is configured for everyday use as well as larger gatherings, including all-hands meetings, project reviews, and events. Adjacent to these areas, a podcast studio offers a controlled environment for recording and other content needs.
Throughout the design and construction process, finish selections and scope were approached through a cost-conscious lens. ARCO/Murray worked with Branigan to maximize the tenant improvement allowance through dollarized finish selection decisions, aligning the final space with both budget and performance goals.
