
Laredo, Texas, December 10, 2025 — LITOS, a Mexico City-based industrial real estate developer, has officially entered the United States market with LITOS Laredo, its inaugural U.S. project in partnership with design-build general contractor ARCO/Murray. The development includes two 476,280 SF ground-up, speculative, cross-dock warehouses totaling 952,560 SF. Located within the Pinnacle Industry Center in Laredo, Texas, the project sets a benchmark for modern industrial design and supports the needs of today’s global logistics, manufacturing, and distribution users.
Expanding Across Borders
The launch of LITOS Laredo marks the beginning of LITOS TEXAS, a platform established to expand the company’s development activity across major U.S. logistics hubs, including Central and South Texas, the Dallas–Fort Worth area, and other key trade corridors.

Purpose-Built for Performance
LITOS Laredo was engineered to exceed the expectations of a typical warehouse, beginning with its jointless slab design that spans up to 140 by 135 feet. By dramatically reducing the number of control joints, the floor provides smoother transitions between slabs and minimizes vibration or impact for forklifts as they cross joint lines. Armored joints reinforce all construction joints, improving horizontal load transfer and further enhancing seamless movement across the floor.
The facility’s increased slab load capacity of +2,400 psf (12 tons/m²) is more than triple the 700 psf capacity of a typical warehouse of this size. This opens the door for a broader range of tenant uses, from dense product storage to robotics operations and light manufacturing. This structural strength, paired with precision flatness and durability, delivers the reliability required for advanced material handling and automation systems.
Designed for Modern Operational Flexibility
Inside, the layout was designed for efficiency and adaptability. Wide 54-foot structural bays and clear spans of up to 140 feet reduce the number of interior columns, giving tenants freedom to plan layouts around equipment, storage, and workflow. 70-foot speed bays, compared to the market standard of 60 feet, enhance circulation and forklift maneuverability, enabling faster, safer product movement.
The 40-foot clear height allows users to maximize cubic storage and adapt to a range of modern warehousing needs. In contrast to traditional Laredo facilities that were built for simple product-in, product-out operations, LITOS Laredo’s vertical capacity and heavy-duty slab make it well-suited for tenants seeking long-term scalability in high-density storage or automation.
Dock configurations were designed with tenant versatility in mind, featuring 25 percent of its dock positions with hydraulic levelers rated at 40,000 pounds and 75 percent with edge-of-dock levelers. This combination provides both heavy-duty performance and local industry-standard efficient options, depending on operational requirements.
Sustainability and Design Excellence
LITOS Laredo was conceived not only for performance but also for sustainability and visual appeal. The building is targeting LEED Silver certification, reflecting a commitment to energy efficiency, environmental stewardship, and reduced life-cycle costs.
A 3,000-square-foot spec office space will be delivered ready for occupancy, allowing immediate tenant fit-out upon completion. The facility also features an architectural entry with generous glazing and a modern design aesthetic that elevates Laredo’s industrial landscape’s visual identity.

Following its debut in Laredo, LITOS plans to expand its U.S. footprint through new ground-up developments and partnerships in key logistics and manufacturing markets, building on more than two decades of success across Mexico.
