Orascoptic Goes From Design to Occupancy in 60 Days at New Madison, Wisconsin Headquarters

Orascoptic, a manufacturer and retailer of dental headlights and loupes, needed a design-builder for their new headquarters in Madison, Wisconsin. The catch? It was under a tight 60-day deadline. ARCO/Murray got right to work touring the new 33,000 SF space in November 2018 to better understand Orascoptic’s manufacturing and office space requirements. From there, ARCO kicked the preconstruction process into full gear, taking on 100% of the risk and providing a single design-build contract for the entire project.

In the preconstruction phase, ARCO generated several cost scenarios to meet both Orascoptic’s budget and tight deadline. The two collaborated on different ways to engineer value on the project while maintaining the company’s vision and culture. From there, ARCO partnered with MEP Design, Fire Protection, Architectural and Interior Design firms, managing and streamlining the entire process.

Construction was then broken out into two phases. The first phase started January 2, 2019 for 18,000 SF of manufacturing and lab space. It included:

  • Caulking all joints and sealing concrete
  • Adding full height demising walls
  • Adding restrooms and locker rooms for staff
  • Installing new engineering-requested equipment (e.g. eyewash station, temperature-controlled loading dock, compressed air system)
  • Adding extensive power for equipment
  • Building out a complete manufacturing facility for medical-grade equipment

Within a month, Orascoptic was able to successfully move out of their previous location and start occupying the new space, meeting the 60-day deadline. Three weeks later, construction started on phase two – 15,000 SF of office space. The goal was to encourage productivity and engagement among employees in a visually stimulating open office space.

ARCO/Murray’s Tenant Solutions division worked in tandem with Orascoptic and multiple subcontractors to create a flexible, open working environment complete with collaboration spaces, bright wall panels for color, as well as new ceiling tectum panels to reduce open-office noise. Other finishing touches included new recessed lighting, pendant lights, linear pendants and CPT flooring. The entire project was wrapped up in the middle of May 2019.
