ARCO and Trojan Storage Partner to Deliver a New Class-A Self Storage Facility to West Orange, New Jersey
ARCO, a national general contractor specializing in self-storage construction, has recently delivered another Class A facility on the East Coast.

ARCO partnered with repeat client, Trojan Storage, to deliver a new 85,679 SF self-storage facility in West Orange, New Jersey. Operated by owner-operator, Trojan Storage, the ground-up development includes three stories plus a basement level and offers 657 fully climate-controlled self-storage units.
Built using a light-gauge structural steel system, the project was executed on a zero-lot-line site with strict perimeter constraints. These conditions required disciplined staging, precise structural coordination, and an elevated focus on safety and logistics. To support the basement level and adjacent property lines, the team implemented a shoring system, which is a specialized method in commercial construction that increases lateral stability and long-term structural resilience. ARCO’s ability to manage and sequence this work efficiently ensured the project moved seamlessly from excavation to vertical construction despite the limited footprint.
Conveniently located just west of New York City, the facility sits within a well-established West Orange community characterized by residential neighborhoods, regional amenities, and strong connectivity. The site offers immediate access to major transportation corridors, including I-280 and Route 10, and is within close proximity to Newark Liberty International Airport, positioning the facility to serve both residential and commercial storage demand in a dense, high-traffic market.
The exterior façade incorporates nichiha, metal panel, and brick, along with a mansard roof profile designed to complement the surrounding residential architecture. The facility also includes a 900 SF office to support on-site operations and enhance customer service.
This project represents the latest collaboration between ARCO and Trojan Storage, continuing a multi-year partnership focused on delivering high-performance, Class A storage assets nationwide. The project was managed by Peter Simmons, while site Superintendent Ed Maher, oversaw the day-to-day construction process.
