COLORADO SPRINGS, CO — The first phase of the Colorado Aerospace Business Center (CABC), a state-of-the-art Class A speculative industrial development designed to support the region’s rapidly growing aerospace and defense sectors, is now complete. Spearheaded by AZ Opportunity Fund and delivered by design-build partner ARCO/Murray, the 85,000 SF facility sits on a 31-acre site adjacent to the Colorado Springs Airport and is already drawing strong interest from prospective tenants.
CABC arrives at a pivotal time for Colorado’s aerospace sector, which has seen growth over the past two decades and leads the nation in aerospace employment per capita. Home to over 250 aerospace companies and multiple U.S. Space Force installations, Colorado Springs is cementing its status as a national hub for innovation in national defense, satellite communications, and space exploration.
“Colorado Springs is a key market for innovative companies of all sizes that require modern facilities for research, manufacturing, and operational needs,” said Brady Welsh, Principal at AZ Opportunity Fund. “With limited inventory, rising rental rates, and growing demand, we see CABC as the launchpad for a new era of industrial development in the region.”
Designed with flexibility in mind, the facility includes specialized utility capacity and structural reinforcements to meet the high demands of aerospace and government contractors. This facility can support secure, high-tech operations with future phases offering build-to-suit options ranging from 15,000 to 120,000 SF.
“From day one, this project has been about forward-thinking design and speed to market,” said Charlie McLean, Vice President at ARCO/Murray. “Every aspect was planned with the needs of aerospace tenants in mind. It’s incredibly rewarding to see it come to life.”
Beyond its core and shell, CABC is prepped with fiber redundancy, structural load capacity for advanced equipment and solar, and utility infrastructure aimed at minimizing costly retrofits for future tenants.
“CABC delivers something this market hasn’t seen before,” said Heather McKeen, Director at Cushman & Wakefield | Colorado Springs Commercial, the exclusive leasing agent for the project. “From EV charging to solar-ready construction and tenant customization options, this facility raises the bar. It’s a true launch point for the city’s next chapter in aerospace.”
The entire park is expected to be built out in three to four phases, driven by market demand, including additional industrial space and a planned 4.6-acre retail component to support the surrounding community.
The completion of the first phase of the Colorado Aerospace Business Center reflects the collaborative efforts of local partners, industry leaders, and the broader community to support the continued growth of Colorado’s aerospace sector. As demand increases for modern, flexible space to support high-tech operations, CABC is well-positioned to meet the evolving needs of aerospace and defense companies, both now and in the future.
