Project Spotlight: Ridian — Multifamily Living in the Heart of The Highlands

As Denver’s sustained metro population growth and robust demand for quality housing continue, ARCO/Murray and Trailbreak Partners have answered the call with Ridian, a new 140,000-SF, Class A multifamily community at 3295 N. Eliot Street in The Highlands. Completed in May 2025, Ridian introduces 123 upscale residences: studios and one- and two-bedroom apartments—balanced between market-rate and voluntary affordable options. Residents enjoy walkable access to the Highlands’ best dining, shopping, and outdoor amenities.

Elevating Urban Living in Denver

Ridian’s features reflect the modern city dweller’s priorities:

  • Concrete podium with three stories of wood-frame construction above
  • 110-space, sub-grade parking garage with 6 EV charging stations
  • Rooftop deck offering sweeping skyline and mountain views
  • Resort-style plunge pool and hot tub
  • Clubhouse, community courtyard, and remote workspaces
  • State-of-the-art 2,500 SF fitness center
  • Pet spa and “vaulted” lobby
  • High-efficiency fan coil HVAC system
  • 10% of units designated as affordable (for households earning up to 80% AMI), a voluntary commitment preceding the city’s affordability rule changes

Nestled in The Highlands, an area with a median household income of $116,000 and a highly educated, young professional population, residents benefit from a “15-minute city” lifestyle: eateries, gyms, shops, and parks are all a short walk from home.

Certainty and Collaboration in Design-Build

The project leveraged ARCO/Murray’s integrated design-build delivery, seamlessly combining pre-offer, due diligence, preconstruction, architectural, engineering, and construction services. This approach ensured cost certainty and the realization of the development vision, even amidst Denver’s highly competitive building landscape.

“Trailbreak is one of those rare partners who always come to the table with vision and trust,” said Charlie McLean, Vice President at ARCO/Murray. “They know the Denver market inside and out. That clarity and alignment allows our teams to move fast, solve creatively, and build something that lasts. Ridian is a perfect example of that.”

Built for Community Impact

Trailbreak Partners has established itself with over $1B in local investments, pursuing targeted multifamily developments that blend risk-adjusted returns with measurable neighborhood benefit and design excellence. Ridian, like their other recent projects, was conceived to expand housing access, including voluntary affordable units, and restore underused urban land.

“Ridian’s high-quality, boutique design combined with its disciplined execution helped Trailbreak and our partners meet the demand for smaller, curated multifamily offerings in the Highlands,” said Ethan Argov, Managing Director of Capital Markets and Investments at Trailbreak Partners. “ARCO brought professionalism, creativity, and follow-through that helped ensure our vision translated into a project the neighborhood can be proud of.”

Ready for the Future

More than a residence, Ridian reflects the power of exceptional alignment and delivers community value in a sophisticated, urban setting. With Trailbreak Partners and ARCO/Murray at the helm, this project sets a new benchmark for multifamily living in The Highlands and the greater Denver area.
