January 07, 2026 – ARCO/Murray has been recognized by Modern Storage Media with two prestigious 2025 awards: Best Overall Facility of the Year and Construction Project of the Year, honoring two standout self-storage developments that reinforce ARCO/Murray’s position as a national leader in self-storage design and construction.
The Best Overall Facility of the Year award was presented to Guardian Storage Morgantown, a Class A self-storage facility located in Morgantown, West Virginia. Owned and operated by Guardian Storage, LLC, the 3-story building spans 114,450 SF and features 752 fully climate-controlled units. The property also includes 57 drive-up units, two covered loading bays with direct interior access, and a thoughtfully designed 2-story office space with lofted ceilings and a conference room to support both staff operations and customer experience



Leveraging ARCO/Murray’s design-build expertise and its repeat partnership with Guardian Storage, the project was completed in under 18 months from initial design through grand opening. The facility’s contemporary design blends charcoal gray masonry at the ground level with modern metal paneling above, creating a clean, elevated presence within the market. The facility further distinguishes itself through energy-efficient design and advanced security, including Janus International’s Noke One smart latch system installed across all units, positioning it as a best-in-class storage environment.
The 2025 Construction Project of the Year award was awarded to Trojan Storage Englewood, a 5-story facility in Englewood, New Jersey. Constructed from the ground up using ARCO/Murray’s design-build methodology, the 162,446 SF facility houses 1,386 fully climate-controlled units and is owned and operated by Trojan Storage.



Beyond its massive scale and modern design, the project stands out for its execution under complex site conditions. Early challenges included pre-existing contaminated groundwater, an underperforming underground detention system, a zero-lot-line footprint, and close proximity to overhead power lines. Through strategic planning, early coordination, and disciplined construction management, ARCO/Murray successfully navigated these constraints while maintaining schedule, quality, and safety. The facility also features fully integrated Janus Noke keypad technology, enabling 24/7 keyless access and supporting a fully self-service operating model.
