The Twin Cities industrial market, especially in the Northwest, continues to remain strong with historically low vacancy rates. There’s sustained demand for modern warehouse space with prime highway access, flexible design, and efficient layouts that support logistics and distribution operations.
In Brooklyn Park, ARCO/Murray is partnering with United Properties on the construction of an 88,000-square-foot speculative warehouse — the final piece in a three-building, fully leased industrial park at the high-profile intersection of U.S. Highways 169 and 610.
The Class A warehouse has 10 dock positions and 28-foot clear height in the warehouse to accommodate a wide range of tenant needs. With immediate access to major transportation corridors and close proximity to restaurants and retail, it offers the connectivity and operational advantages that today’s industrial users require.
This fourth and final speculative warehouse almost didn’t happen though.
Originally, the parcel couldn’t accommodate a building of this size. ARCO worked with United Properties on several design solutions and cost-saving opportunities. For instance, ARCO lowered the site to avoid costly earthwork and reimagined the proposed layout. The new design created 8,000 additional square feet of rentable warehouse space, maximized highway frontage for future tenants and enabled the deal to go through.
United Properties has developed eight (8) new construction buildings in the Highway 610/169 corridor (south side of Highway 610) since 2015, totaling approximately 750,000 SF. 610 Junction Building #4 will be the nineth and final project in the immediate area.
