ARCO and Nuvo Development Partner to Complete a New Class-A Self Storage Facility in Magnolia, New Jersey
ARCO, a national general contractor specializing in self-storage construction, has recently delivered another Class A facility on the East Coast.

ARCO partnered with repeat client, Nuvo Development, to deliver the design-build completion of a new 112,518 square foot self-storage facility to Magnolia, New Jersey. Extra Space Storage will operate this ground-up, 3-story facility, which includes 840 climate-controlled storage units and 30 exterior drive up units.
Strategically located along White Horse Pike, a major commercial corridor just 20 minutes from Philadelphia International Airport, the facility benefits from excellent site visibility and accessibility to serve both residential and commercial business customers across southern New Jersey. The project enhances Magnolia’s growing community by providing a modern, secure storage solution in a well-connected location.
Constructed with a light-gauge metal framing structure, the facility is engineered for long-term performance and resilience against the region’s variable weather conditions. The exterior features a composite façade system integrating metal panels, Nichiha fiber cement siding, and brick-patterned EIFS, creating a durable and visually appealing finish. To further enhance site stability and enduring performance, ARCO engineered a site retaining wall and constructed an underground stormwater detention system to improve drainage and mitigate flood risk.
Inside, the facility features a climate-controlled loading bay area that provides covered access for customer move-ins and direct entry into the building’s interior hallways, designed for functionality, efficiency, and user comfort. Additionally, the facility offers a 1,000 square foot interior office space to support on-site management and customer operations.
This facility marks the latest in a series of successful projects completed by ARCO in partnership with Nuvo Development. The project was managed by Ben Graber and Tyler de Luna, while site Superintendent, Rich Kraft, oversaw the day-to-day construction process.
