ARCO/Murray partnered with Live Oak Capital Partners to deliver a state-of the art 108,725 square foot self-storage facility in Jacksonville, Florida. CubeSmart Self Storage is the operator of this new 3-story, fully conditioned facility. The facility houses 705 self storage units and features 1,050 square feet of office space to support daily customer and store operations.
Strategically positioned along Philips Highway—an arterial 17-mile stretch of U.S. Route 1 that connects directly to major Interstate 95—this facility offers optimal accessibility for both local residents and interstate travelers. Located less than five miles from downtown Jacksonville and just across the St. John’s River, the site is surrounded by a dynamic blend of residential neighborhoods, commercial developments, and higher education campuses. Its prime location ensures it will serve as a convenient and valuable amenity to the greater Jacksonville community.
The light-gauge steel frame building includes 30 spacious, climate-controlled drive-up units, offering increased consumer accessibility. A two-story recessed loading dock further streamlines the move-in process, offering additional support for transporting large or bulky items. Engineered for longevity and resilience, the facility is built atop a 10×10 grid of rigid inclusions, providing added structural integrity to withstand Florida’s high winds and tropical weather conditions. The building’s exterior combines ground-level concrete masonry units with sleek metal paneling on the upper floors, delivering a durable and visually appealing façade.
This project represents the first successful collaboration on a self-storage project between ARCO/Murray and Live Oak Capital Partners. Completed 2 months ahead of schedule, Chase Russell served as the Project Manager while site Superintendent, Bryan Ford, oversaw the day-to-day construction process.
